Bayou Estates FAQ
Do these lots have fees? Yes! There is an annual fee of $749.00. This covers your water, sewage, and trash for the year.
Are the lots full hook-up? Yes!! Each lot has a power box rated at 50 Amps, sewage connection, and water.
What is the exact size of the lot? While lot sizes are not exact, these lots range from 36'-60' wide and up to 60' deep. Normally the price of the lot is adjusted by the size of the lot and the additions that come with it, like paved driveway and a storage building.
Do you provide electricity? No. You have to set up service yourself with Coast Electric and the Harrison County permit office.
Do you provide internet service? No. You must set up service yourself with a provider.
Do I get access to the amenities on the adjacent resort called TLC Wolf River Resort? You get limited access use of the laundry facility, hiking trails, and the boat launch on the Wolf River. You can add on additional access to the pool, clubhouse, and guest camping for an additional fee. Most people add on this feature in case family or friends want to camp nearby.
What amenities do I get access to on Bayou Estates? You will be given a key to access the Bayou Estates Clubhouse where events and cookouts are commonly held. There is also a pool next to the clubhouse. Mailbox service is provide by the Pass Christian, United States Postal Service.
My RV is a "Park Model", does it qualify? Yes and no. Depending on the model, all RV's must be able to be moved from the lot at any time. This means that the unit must be registered, plated, and ready to move. Most park models are not designed for this type of activity, but there are a few that do.
What do I do with my bulk trash and large items? Regular trash service is located near the entrance of TLC Wolf River Resort. However, large and bulk items must be brought to the local Harrison County landfill. There are a few located about 15 minutes away; the first 300 lbs are free for Harrison County residents.
